Had a roofing contractor out yesterday that seemed great overall with wonderful references which I checked out.
Maybe I'm not well informed on cost, but the price seemed a little high for what they're doing - JUST the shingles. All tear off, decking repair and underlayment is done. They are doing just the shingling, adding some ventilation on my 1200 sq ft house, 4 10' valleys, two 17' side walls with step flashing + the chimney flashings. Total roof square footage is just over 2200 with 100' of ridge. All materials except nails and flashing metal are provided.
A very easily walked 4.5/12 pitch, ranch house with no real complexity other than the above mentioned specs.
Quote was $2600 here in Missouri. Does that sound about right for this area for doing the above? |

that sounds fair to me. My price here in Cincinnati would be around $2500. |

"just the shingling"
does this include materials AND labor?
or just labor?
materials and labor, i'd be more like 3x that cost, so im assuming that you mean labor only.
and $100ish per square is a good retail price. _________________ -Jason

Labor only. OP stated that all materials are provided - except for ancillary stuff like coil nails, flashing metal, etc. But all ice/water, underlayment, and shingles are provided. |

What kind of chimney is it, and how will it be flashed?
This could be distorting your per/sq pricing. _________________ I don't need no freakin' signature, I Am Roofer. |

Not sure exactly what you mean by what kind of chimney. But it's a brick chimney centered on the peak.
In a separate post, I asked about best practices for flashing a chimney as this was the one part of methodology I was uncomfortable with on the bid. Overall, I was very pleased with their professionalism. It was the counterflashing of the chimney that seemed unusual to me: using a single straight piece of counterflashing on each side of the peak instead of stepped counterflashing.
I didn't really like the idea of cutting a reglet into the brick face rather than following the mortar joints, but two masons here in town told me it wasn't bad for the integrity of the chimney. I was thinking it would lead to possible cracks to slice into the brick itself. I was also under the impression that flashings were mortared in place rather than just sealed with sealant. But, again, a mason confirmed that the roofing contractor's proposed method was good.
Not meaning to mix topics here, but just answering the previous comment. |

Is the siding already removed for them to install new flashing?
Do they have to re-install the siding?
Are they reusing the existing flashing? _________________ I don't need no freakin' signature, I Am Roofer. |

One side wall had no siding as it's just a few inches of height change from one plane to the other of the roof. Just a new trim board will go over the step flashing, but they won't be doing that work.
On the other side of that same higher roof plane is a larger side wall that did have siding on it, but I've already removed all that during the tear-off and will be reinstalling it.
So any and all trim and siding work is not in the roofing bid. All flashings are new, though. Nothing is being reused.

From what I have read you have a realistic bid to do a quality job.
Everything should be fine. _________________ I don't need no freakin' signature, I Am Roofer. |
