Roof is a manufactured home with 27sq
Roof was done 4 1/2 years ago after charley by a friend who stated he was lincensed and wasn't
All work was improperly done all soffits are leaking and filling with water 1 skylight is leaking down bathroom wall most nails are lifting and punching through shingles Valley done wrong section of garage roof rotted out etc etc
Question is both contractors are well referred and what is the inportance of the differences between 1 and 2&3

Pricing
Contractor 1
Complete tear off including dead valley
Replace any rotten wood at 2.50 sq ft
Apply ASTM dry in felt
Install new eave metal,valley metal,vents and lead plumbing flashing
Install ridge vent on garage
Remove Turbine,skylight and plug holes
Install modified bitumen to dead valley
Use owens corning 25yr 3 tab shingle
$5500.00 27sq

Contractor 2&3
Complete tear off including dead valley
Replace any rotten wood (included in price)
dry in with peel and stick underlayment
New flashings for all pipes,vents valleys and drip edge
Install ridge vent on garage
install 4 2x4 air vents to exhaust attic
Install 30yr dimensional shingle 6 nails per shingle
$7200.00 27sq

Pricing is entirely based on geographic location. Asking people from all over the country is useless. If you want to compare prices then get multiple estimates.

Both of those estimates sound too low.

hello jr41,
well you have a man home in the punta gorda area
i take it. i worked on alot of the charlie roofs down
there. did 2 roofs on usseppa island by boat.
most man homes do not have much of a pitch.
it probably has three tabs on it now. alot of roofers dont like to put dimensional shingles on low slopes.

your not gonna get a much better price the the 5500,
from a licenced company.

$5500 sounds fair enough, I also would wonder why the other contractors did not state what they were doing with the flat area (dead valley)?

What if you don't have any wood damage, then will you get a DEDUCT from the second 2 contractors?

I always like a base price, any wood repair is an ADD, at the homeowners approval and discretion.
