Hello everyone,

My family has been building homes for over 55 years, and I am branching out and have started a new roofing company, the main intent for me is to roof the 150-200 home a year we do, so I am primarily doing only new construction. It seems like every supplier I have gone to gives me a run around regarding new construction pricing. I feel like the only way these other companies can be out bidding me is because their pricing is just a lot better. Is there a difference in pricing for new construction vs reroofing, and if so how do I get it? Also what are the average prices you guys are getting for a basic 3-tab and 30 yr shingle.

Not sure I understand the question,,,entirely.

We did about 600 new constructions after the Joplin tornado.A far cry from the 1100 N.C homes that I had access to but found there really isn't money in N.C.Prior to the storm I really cannot remember the last new construction I did.

Up until the storm the only new construction was additions and reroofs due to additions.We have done a couple custom homes before the storm but that is about it.In my area N.C died around 09-10.

Tabs versus archs is funny.Up until a couple days ago we have done maybe 10% tabs 90% archs average square for square.We picked up a 4,000 square apartment complex of nothing but tabs.So that should be fun :(

3 tabs I get for $64 per sq. for Tamko and $71 per sq. for CT Xt's.

Archs vary from $82 for Tamko to $85 for CT Landmark.If I were to be asked for an estimate on N.C I would have to pass.The reason for that is N.C roofing,siding & gutters goes to the lowest bidder for the most part.I quit doing N.C in Joplin because people were doing steep for $20 per square.

I have now figured out that all phases of N.C is a compilation of the lowest bidders in about every trade. :-X

Landmarks are around $60 per sq while XT are $55.

Just curious, but if your family is building these homes, why do you even have to bid on them? Would your family take a lower bid than yours just to save some cash?

:) up here in the Buffalo ny area new builds start at 200 per sq and then all the extras ice and water shield ,ridge vent ,step and pan flashing, pipe boot, and of then there is pitch ,Recovers are material plus 60 per sq hope this helps

-They would maybe pay a little more to use me, the whole point is to save them money on their homes , and make some money myself as well.

As TarMonkey states:

Overhead + Material = Cost + Profit Margin = Price no matter what area you are in is the only way to figure your pricing, you cant bid to what everyone else is bidding if you want to stay in buisness-Got to know your own numbers.
